"I just went through this process last month. I viewed about 20 apartments with 6 different brokers, both fee and non-fee. As you can imagine, there is a significant amount of posturing - brokers do whatever they can to get you to contact them, including exaggerating details. The more savvy the broker, the more they are going to play the game. With that in mind, contact Tia Rich - she showed me about 7-8 apt's over a week timeframe, and all of them were "rentable" from my point of view given my requirement.
She was a pitbull for me.
She got me into places before they were technically on the market and left notes / business cards under doors, used the tenant to help negotiate move date, and ultimately got the founder of her company involved to negotiate on my behalf, which ended up with them paying some of the cost of my move. All brokers have access to the same central database so it's more important to find someone who will follow up and do the work you don't want to have to do yourself. She did more than an excellent job showing us a variety of awesome apartments in different neighborhoods, explaining to us non-New Yorkers the pros and cons of each. "Forget about a whole page of space, I think I will need an entire website to write my testimonial for Mark Weinstock! Our journey together as agent and client came to an end about a week ago when my husband and I moved into our dream apartment in our dream building. However, the friendship, caring and bond we developed will last a lifetime. Mark has spent the last year with us, in relentless effort to both sell our apartment as well as find us a newer and larger space. He had our apartment sold in 12 weeks which was amazing considering this market. She was able to line up a wide selection of apartments meeting my desired criteria and keep each of them below my maximum price range. She was very knowledgeable about each of the buildings and generally had prior relationships with the landlords which was helpful.
